Property Management

  • Keeps the Board of Directors Informed on Property Issues.
  • Negotiates Contractor Agreements.
  • Utilizes its list of Preferred Contractors to carry out the work professionally.
  • Oversees the financial affairs of the Association: Payables, Collecting POA Dues, and Tax Filing Preparation.
  • Delivers monthly POA statements to owners via email or mail.
  • Supervises the work performed and then Inspects the completed work before payment is made.
  • Enforces compliance with the Covenants, By-Laws and Rules and Regulations.
  • Obtains qualified bids for capital repairs and submits them to the Board of Directors for approval. 
  • Prepares and Delivers all Homeowner Notifications.
  • Provides a 24 hour answering service.
  • Responds to all life/safety and property damage emergencies.
  • Manages collections of delinquencies, fines, and special assessments.
  • Prepares annual budget for approval from the Board of Directors.
  • Provides account balances to Closing Companies for the sale of a condo in the Property.
  • Attends all Association meetings.


Real Estate Sales

  • Research all comparable currently listed properties.
  • Prepare "Comparable Market Analysis" (CMA) to establish fair market value.
  • Prepare listing presentation package with complete property information.
  • Give seller an overview of current market conditions and projections.
  • Offer pricing strategy based on professional judgment and interpretation of current market conditions.
  • Enter property data from Profile Sheet into MLS Listing Database.
  • Hire photographer to take additional photos for upload into MLS.
  • Receive and review all Offer to Purchase contracts submitted by buyers or buyers' agents.
  • Negotiate all offers on seller's behalf, setting time limit for loan approval and closing date.
  • Coordinate buyer's professional home inspection with seller.
  • Coordinate closing process with buyer's agent and lender.


Rental Services

  • Meet with Client to discuss overview of what client is looking for in a rental home.
  • Research Client's preferred areas catering to needs of Client.
  • Prepare listing presentation package with complete property information.
  • Take Client to tour possible rental locations.
  • Assist with Completing of Lease Agreement & other documents.
